43,825-SF Lease Triggers Immediate Corporate Office Move

FSA Logistics has relocated its corporate management office to NorthPoint Trade Center in north Fort Worth, snapping up 43,825 sf of class A office/warehouse space before it could hit the market.

Immediately after signing the lease, FSA Logistics took occupancy of the new space at 731 Eight Twenty Blvd. The company has completed its move from nearby Southlake.

"It went pretty quickly. It only took 30 days to get the deal done," says Nick Talley, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services.

FSA Logistics has been expanding in Florida, California, Michigan, New York, Illinois and now Texas, primarily because of a new contract with a national home improvement center. Service expansions are also planned in Massachusetts, Northern California, Georgia, the Carolinas, Indiana, Missouri, Kansas and Colorado.

"For FSA, this is a good location because of the access to interstates," says Talley, who marked his third year as the landlord's broker at NorthPoint Trade Center.

NorthPoint Trade Center, totaling 403,360 sf, is readily accessible to North Loop 820, an east-west route, and Interstate 35 W, a north-south artery with Mexico at one end and Canada at the other. Exetor 700-741 Eight Twenty LP owns the four-building project.

The Fort Worth office is one of two national hubs for Florida-based FSA Logistics, which touts itself as "a final mile company" for its clients. Max Schwartzstein of Providential Realty Partners represented the tenant.

NORTH TEXAS LEASES

Melissa Richardson, a licensed therapist, has renewed 4,694 sf of office space at 6060 N. Central Expressway, Dallas. Justin Tipton, senior associate of Bradford Commercial Real Estate Services, represented the tenant. Ben Davis of CBRE represented the landlord, 60-80A NCX LLC.

Titleology Abstract Inc. has subleased 4,097 sf of office space in the Landmark, 14800 Landmark Blvd., Dallas, from Systems Source Inc. Melanie Hughes, senior vice president of Bradford Commercial Real Estate Services, and Bret Cooper, market director, represented the sublessor. Colleen McDermott of Duggan Realty Advisors represented the sublessee.

Chop Tank Transport has leased 3,479 sf of office space in the Office Campus at Allen, 1301 N. Central Expressway S., Allen, from 1301 SCE LLC. Susan Singer, executive vice president of Bradford Commercial Real Estate Services, represented the landlord. Jared Laake, a senior associate with Bradford, represented the tenant.

Wiz Semiconductor Inc. has leased 2,658 sf of office space in CityView Corporate Center, 1255 W. 15th St., Plano, from North Central Tower LP. Jared Laake, senior associate with Bradford Commercial Real Estate Services, represented the tenant. James Engels of Holt Lunsford Commercial represented the landlord.
