Innovative Business Services LLC is relocating and expanding its North Texas hub to 20,835 sf at Railhead Business Station in north Fort Worth.
The locally based company is moving its warehouse and logistics operation to 800 Railhead Rd. from Carrollton. The firm has taken one of two remaining spaces in the three-building, 214,650-sf business park, owned by Sun Life Assurance Co. of Canada.
"We had lots of activity and lots of competition for this space," Nick Talley, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. "Demand is very high right now and inventory is very low for quality, class A space in good locations."
Railhead Business Station, developed in 2007, is easily accessible to Loop 820, Interstate 35W and Alliance Airport, one of the world's busiest industrial air facilities. Equally important to tenants is Railhead Business Station's stack of incentives – Triple Freeport tax exemption, Foreign Trade Zone status and Enterprise Zone tax abatements.
Talley represented the landlord in the long-term lease talks. Jose Ixchu of Ready Real Estate LLC negotiated for Innovative Business Services.
